Guide to Renting & Fees
These fees probably won’t be around forever; however for now, it is important for you to understand the associated fees with renting a property through our company!
Upon agreeing to rent a property you are required to pay a Holding fee equivalent to one week’s rent, together with our Administration fee of £240.00 incl. VAT, plus £90.00 incl. VAT for each additional individual being referenced, including guarantors, if applicable. At this stage and once you have paid these fees, the property is then removed from the market, allowing you to sit back and relax in the knowledge that you have done all that you can to secure your property.
Unfortunately, if you withdraw for any reason or your references are unacceptable, then these fees are non-refundable.
Once the terms of your Tenancy are agreed, then a formal confirmation letter will be provided. As soon as satisfactory references are received, then a Tenancy Agreement will be prepared for your signature.
At this point, it is over to you again, where you will have to arrange for the following further payments to be made, prior to occupation:
- The first full month’s rent in advance;
- A Damages Deposit equivalent to a minimum of six weeks’ rent (some Tenants may be required to pay a greater Damages Deposit i.e. if they have pets).
The Holding Fee already paid is deducted from these further amounts due. Once cleared funds have been credited to our clients bank account and the Tenancy Agreement has been signed, then we can get on with the fun part of handing the keys over to you!
